Estimating Demolition Debris Before You Order a Skip

A dumpster has two separate limits, and a demolition job can hit either one first depending on what's actually going into the box. There's the container's physical volume — how much it can hold before the lid won't close — and there's the weight allowance included in the rental, with an overage fee for every ton past it. Framing lumber and old insulation are bulky and light; shingles, drywall and concrete rubble are dense and comparatively compact. Load a box with the wrong assumption about which of those two limits your specific debris will hit first, and you either pay for volume you never used or get charged overage on weight while the box still looks half empty.

Two limits on a dumpster, and only one of them is obvious
The volume limit is the one everyone plans around, because it's the one you can see — the box fills up and that's that. The weight limit is easy to underestimate precisely because it's invisible until the truck weighs the load at the transfer station, well after the job is done and the debris can't easily go back. A dumpster loaded with dense material can hit its included weight allowance while sitting far from visually full, and the overage charge for going past that allowance is billed after the fact, not negotiated at load time.
Weight per square of shingles, per sheet of drywall, per cubic foot of concrete
- Asphalt shingles — roughly 230-250 lb per square (100 sq ft) for standard 3-tab, and roughly 300-430 lb per square for heavier architectural or dimensional shingles. A multi-layer tear-off multiplies this per layer removed, which is exactly why a tear-off of a roof with two or three old layers underneath weighs far more than a single-layer strip of the same footprint.
- Drywall — roughly 50-57 lb for a standard 1/2 inch, 4x8 sheet, and roughly 65-70 lb for the heavier 5/8 inch sheet common in fire-rated assemblies and some ceilings.
- Concrete rubble — roughly 150 lb per cubic foot, consistent with poured concrete's density before it's broken up; broken rubble takes up somewhat more volume than the same weight of solid concrete due to the air gaps between pieces, but the total weight doesn't change from being broken.
- Dimensional lumber and framing debris — comparatively light relative to its bulk, which is why a framing demo job is usually volume-limited rather than weight-limited, the opposite pattern from a roof tear-off or a concrete removal.
Mixing light and heavy badly wastes both
A mixed demolition — say, a bathroom remodel producing both tile and backer board debris (heavy) and old cabinetry and drywall (lighter and bulkier) — benefits from loading with both limits in mind rather than tossing debris in as it's generated. Load the heaviest, densest material first, spread evenly across the container's floor rather than piled in one corner, both to use the available weight allowance efficiently and because an unevenly loaded container is genuinely harder and less safe to haul. Fill the remaining volume with the lighter, bulkier material on top, which uses up the box's remaining capacity without pushing the load past its weight allowance.
Loading in the opposite order — bulky light material first, filling most of the visible volume, then trying to wedge heavy rubble in on top at the end — tends to produce the worst of both outcomes: the box looks full before the weight allowance is anywhere near used, and there's often nowhere left to put the dense material that still needs to go somewhere.
What can't go in a general container
- Materials suspected of containing asbestos — common in older homes in popcorn ceiling texture, some vinyl floor tile and mastic, and old pipe insulation — which require testing and specialized abatement disposal rather than a general demolition container.
- Appliances containing refrigerant, like refrigerators and window air conditioners, which require the refrigerant to be professionally reclaimed before the unit can be scrapped, under federal environmental regulation.
- Paint, solvents, fuel and other liquid chemicals, which count as hazardous waste and need a dedicated household hazardous waste disposal program rather than a mixed-debris box.
- Tires and batteries, which most general haulers exclude and route to their own separate recycling stream instead.
Exactly which categories are excluded, and what the penalty is for an excluded item found in a load, varies by hauler and by local regulation — confirm with your specific dumpster provider before demolition starts, since finding a prohibited item after the container is already full and hauled away is a considerably more expensive problem than sorting it out beforehand.
Sizing the box and the ton allowance together
Estimate the debris volume from what's being demolished, then separately estimate its likely weight using the figures above for whichever materials dominate the job, and size both the container and the included weight allowance to the heavier of the two constraints rather than to volume alone. How do I know whether my demolition job will hit the weight limit or the volume limit first?
Look at what dominates the debris — a roof tear-off or a concrete or tile removal is very likely to be weight-limited given the figures above, while a framing demo, a deck removal, or a job producing mostly lumber and insulation is more often volume-limited. A genuinely mixed job benefits from estimating both separately rather than assuming one will obviously govern.
Does wet debris weigh meaningfully more than dry debris of the same material?
Yes, sometimes substantially — rain-soaked drywall, shingles, or wood debris can weigh well beyond the dry figures above, which is worth accounting for on a job where a dumpster sits open and exposed to weather for more than a day or two before it's hauled away.
What happens if a prohibited item is found in a mixed load after pickup?
Consequences vary by hauler, but they commonly range from a rejected load requiring the material to be removed before the rest is accepted, to a significant surcharge — either way it's a more expensive and disruptive outcome than sorting the excluded material out before the container leaves the site.
Is it worth renting a separate smaller container just for concrete or shingle debris?
